Property Management

The quality management of your property is a very serious matter.

Good management of your property has many benefits, including maximising capital returns as well as preventing costly mistakes.

Property management is not only about finding the right tenant. It now involves countless pages of new legislation. Compliance with this legislation is mandatory for all owners and failing to do so can produce devastating results. It has been noted Insurance companies have begun to use breaches of compliance to avoid settlement of some claims.

Property management is a very serious business and must be approached in a professional manner. Here at PRDnationwide – Ipswich we take a highly professional approach to managing all our properties, residential, commercial or industrial.

We hope you find the following information helpful and interesting. We look forward to discussing our services with you in the future.

Keeping the Landlord informed

Regular, routine property inspections

We pride ourselves at PRDnationwide – Ipswich on conducting "routine inspections" thoroughly every six months, we are legally allowed to carry out 4 a year but we keep 2 in backup in case there are any problems. We also carry out extensive entry inspections at the time the lease commences and a thorough final inspection when the tenant vacates the property.

  • Full written reports are sent to landlords within 3 days of the inspection. These reports outline the condition of the property and any recommendations.

Maintenance

  • Maintenance and repairs are arranged according to landlord instructions and with compliance with the Act in the case of an emergency.
  • Under the Residential Tenancies Act (1995) several changes have been made regarding maintenance.
  • It is now the responsibility of the owner to maintain the property in a 'reasonable' standard and to repair and maintain all chattels to a level consistent with the entry inspection report.
  • It is also the owner's responsibility to ensure security standards are of a 'reasonable' standard for a tenant. Door locks, window locks and security screens must be upgraded to an acceptable level.

Maintenance Staff

The tradespeople and maintenance staff we engage must have the following:

  • Current Workers Compensation coverage
  • Current Public Liability
  • Current licenses relevant to their trade
  • Offer competitive rates.
  • Demonstrate reliability and professional standards.

We will, if requested, use tradespeople of your own choice provided they meet the above criteria.

Statements

You have the option of choosing to receive statements at the end of the month or mid month and end of month.

These statements detail all rent collected and payments of any maintenance accounts.

Rent collected on your behalf for the month, is electonically transfered into your nominated bank account on the last working day of every month as cleared funds.

At the end of the financial year we do provide you with a fully comprehensive statement that will assist you with lodging your tax return.
